About Me

I am a worthy, confident, and successful leader who courageously takes center stage in my life — now.

Hello, my name is Karina Atilano. I have been in the real estate industry since 2003. I am an accountant by trade and have loved working with numbers for as long as I can remember. I am also a lifelong learner who believes that continuous growth and education are key to providing the best guidance and service to others.

Because of my strong background in accounting and my natural passion for numbers, I have been able to expand my role within the real estate and lending industry. Over the years, doors have opened for me to become more involved in working directly with borrowers and helping them navigate the complex process of home loans.

What I love most about this field is the combination of numbers and people. I truly enjoy analyzing the financial side of each transaction while also communicating clearly and building trust with borrowers in my community.

Bottomline, I am a numbers person with an accounting foundation and a lifelong learner who is now fully immersed in the wonderful world of Real Estate—helping borrowers understand their options and move confidently toward their real estate goals.

Lets talk about loans

If this is your first home loan, you are not alone, we are here to guide you step by step in the lending process.

Obtaining a home loan is a process, we need to put a puzzle together in order to get an accurate picture of where you stand in the process.

  • Factors to consider for the borrower:
    • Fico Score - Credit Report score used when applying for credit
    • Income - What type of income do you have?
    • Debts - What is your monthly debt in Credit Cards, Child Support, Alimony, Collections, Auto/Installment Loans, Home Loans, etc.
    • Down Payment - How much money do you have available for down payment?
      • Where is this money held?  Sale of home?  Bank Account?  401k?  Gift?
    • Closing Costs - Amount available for CC
    • FHA or Conventional Loan?

  • Factors to consider for the home/borrower:
    • Looking for SFR, Condo or Business?
    • Price range you are looking to buy?
    • Condition of home?  Fixer upper? Ready to move in?
Once we go over the above information, we can get a more accurate picture of where we stand and can make a plan to move forward.

Thank you for your trust.
